Below is where West Eleventh stands, what the remaining stages of a Miami high-rise look like, what the building will be when it delivers, and what a buyer should have in place before 2028. Every project figure comes from the developer fact sheet or WIRE Miami's project record. Where something is not in that record, I say so.

The residence mix is the point to understand before you choose. This is a studio and one-bedroom building, built for flexibility. With 659 residences in a narrow size band, many owners will hold similar layouts. For a buyer, that argues for choosing carefully within the building: floor, exposure and the Lanai residences on level 13, where some terraces are larger than the interiors, are where one residence separates from the next. How does the Airbnb hosting provision work at West Eleventh?

The developer fact sheet states that owners have the ability to host 365 days a year on Airbnb, with fully centralized management. It also states that hosting is subject to local laws and to City of Miami Determination No. 2019-01, and that a change in that Determination could limit or restrict it. No rental income is promised.

For a building still under construction, this is the single variable I tell buyers to diligence most carefully, because it is the one that depends on a rule outside the developer's control. The fact sheet is explicit about that dependency, which is to its credit. Before you sign, read the current rental provisions in the condominium documents and the terms of the centralized management offering, including its cost and how an owner uses the residence personally. I put those documents in front of every West Eleventh buyer before contract.

I will not project a nightly rate or an occupancy figure for a building that delivers in 2028. What I can tell you is how the structure works today and where the risk sits. That is more useful than a projection anyone could write.
